Communication from the City Manager and Director of Community Development with a Request to Concur with the Recommendation from the Planning & Zoning Commission and Staff to ADOPT an ORDINANCE Amending Appendix A of the Unified Development Code Relating to PARKING IN THE WAREHOUSE FORM DISTRICT. (Council District 1)

 

Body

BACKGROUND:  Currently a 30-foot setback from the designated building line is required for parking lots located in the Warehouse Form District.  Staff is proposing to eliminate this requirement to allow greater opportunities for redevelopment in the warehouse district.  A street wall would still be required on a parcel without a building.

 

The Planning & Zoning Commission found that the request met the Findings of Fact and voted 6 to 0 to APPROVE the text amendment.

NEIGHBORHOOD CONCERNS (at the Planning & Zoning Commission Meeting):  None

                     

IMPACT IF APPROVED: The 30-foot setback for a parking lot will be removed.  Parking may be constructed up to the designated building line.

 

IMPACT IF DENIED:  The current regulations will remain which require parking lots to be setback 30-feet from the designated building line.
