Communication from the City Manager and Director of Community Development with a Request to Concur with the Planning & Zoning Commission and Staff to ADOPT an ORDINANCE Approving a SPECIAL USE in a Class WH (Warehouse Form) District for Waivers from the Form District Requirements Relating to Signage for the Property Located at 927 SW WASHINGTON STREET (Parcel Identification No. 18-09-330-048), Peoria, Illinois.

BACKGROUND:  Petitioner Mark Bell is requesting a Special Use to place a wall sign located 21 feet above the adjacent sidewalk. 

 

Wall signs within the Warehouse Form district must be placed within the area between the second story floor line and the first floor ceiling, within a horizontal band not to exceed two and a half feet in height. In no case shall this band be higher than 18 feet or lower than 12 feet above the adjacent sidewalk.

 

The existing fenestration of the building façade hinders compliance with wall sign regulations.

 

The Planning & Zoning Commission found that the request met the Findings of Fact and voted 5 to 0 to approve the text amendment.

IMPACT IF DENIED:  A wall sign must comply with regulations and may not be placed 21 feet about the sidewalk.
