Communication from the City Manager and Director of Community Development with a Request to Concur with the Recommendation from the Planning and Zoning Commission and Staff to ADOPT an ORDINANCE Amending Appendix A, the Unified Development Code, Relating to PARKING IN THE WAREHOUSE FORM DISTRICT. (Council District 1)

 

Body

BACKGROUND:  In 2018, a text amendment was approved which removed the parking setback line in the Warehouse Form District.  The parking setback line required that all parking be placed at least 30 feet behind the front of the building. The amendment in 2018 inadvertently left off several necessary associated code amendments. This item resolves the outstanding items.

 

The table below describes the proposed parking location requirements in the Warehouse Form District.

The intent is to allow for incremental development that may begin as an at-grade surface parking lot, without a parking setback, may become a multi-story parking deck, with a parking setback to allow for building storefronts, as demand increases.

The Planning & Zoning Commission found that the request met the Findings of Fact and voted 6 to 0 to APPROVE the request.
