Title

Communication from the City Manager and Director of Community Development with a Request to Concur with the Recommendation from the Planning & Zoning Commission and Staff to ADOPT an ORDINANCE Amending an Existing Special Exception Ordinance No. 11,615, with a Special Use, in a Class R-1 (Single Family Residential) District for a BUILDING ADDITION AND FREESTANDING SIGN for the Property Located at 1700 W WAR MEMORIAL DRIVE (Parcel Identification No. 14-29-152-020) Peoria, IL.

Body

BACKGROUND:  Petitioner Rick Lambie, of Salem Lutheran Church, is requesting to amend the existing Special Exception for an approximately 3,040 sq ft building addition located at the rear of the building.  The building addition is for a new lobby, gathering area, and entrance.  The request also includes a freestanding sign located in the front yard, which will replace the existing freestanding sign.

The Planning & Zoning Commission found that the request met the Findings of Fact and voted 4 to 0 to APPROVE a Special Use for the building addition including the requested waiver for a 5’ 10 ¼” tall, 84 sq ft freestanding sign and with the condition that new landscaping is located on the subject property and not within the public right-of-way.

See the attached Planning & Zoning Commission case packet and meeting minutes for detailed information regarding the requested special use.
