BACKGROUND:  
 
PROPERTY AND SITE CHARACTERISTICS:
 
1.      ACREAGE: 0.12 acres
2.      CURRENT USE: Commercial structure with retail sales and service
3.      PRESENT ZONING: R-4 (Single-Family Residential)
4.      PROPOSED ZONING: CG (General Commercial)
5.      PUBLIC FACILITIES: The site is served with public sewer and public water
6.      FUTURE LAND USE DESIGNATION: Bordered between medium density residential and mixed use
 
ADVISORY COMMENTS AND RECOMMENDATIONS:
 
1.      The subject lot is developed with a commercial structure, 0.12 acres, and adjacent to a 0.23 acre property, which is currently zoned CG (General Commercial).
2.      The rezoning will have a relatively low impact on the surrounding neighborhood.
 
ZONING COMMISSION VOTE: 7 - 0 to approve.
 
FINANCIAL IMPACT:  N/A
 
NEIGHBORHOOD CONCERNS:  An adjacent neighbor expressed concerns related to an existing easement agreement for the subject property; and that he once looked into a rezoning for commercial also, but was advised it was not appropriate at that location.
      
IMPACT IF APPROVED: The amount of existing CG (General Commercial) property on an arterial street will be expanded by 0.12 acres; and an existing commercial use in an existing commercial structure and use will no longer be nonconforming.
 
IMPACT IF DENIED:  The site will remain zoned R-4, with an existing commercial structure and use. Future use commercial of the subject property will be limited to that allowed by the neighborhood store use allowed in the zoning ordinance.
