Communication from the City Manager and the Community Development Director with a Request to ADOPT an ORDINANCE Annexing Property Located in the NE ¼ of Section 36 of  Radnor Township and Addressed as 3410 N. ALTA LN. Parcel No. 08-36-200-003

 

Body

BACKGROUND:  On December 20, 2005, City Council approved an annexation agreement for approximately 715 acres, commonly referred to as Growth Cell 1A.  Approximately 625 acres within Growth Cell 1A were annexed on April 4, 2006.  At that time five parcels, approximately 90 acres in total, were withheld from annexation until the occurrence of one of the following:  1) sale or exchange of the land; 2) commencement of development; 3) need for contiguity; and 4) voluntary request.

In 2006 two of these five parcels voluntarily annexed and in 2010 two of these five parcels met the sale condition and were annexed.  Recently, the fifth parcel commonly known as the Sticking parcel was sold. As outlined in 2005 Growth Cell 1A agreement this property is to be annexed.

 

FINANCIAL IMPACT:  Increased annual tax revenue to the City of Peoria upon annexation.

 

NEIGHBORHOOD CONCERNS:  NA

                     

IMPACT IF APPROVED: The parcel will be annexed into the City of Peoria and additional annual tax revenue will be received.

 

IMPACT IF DENIED:  The property will not be annexed pursuant to the Annexation Agreement.
