BACKGROUND:  
 
Petitioner: Jack B. Teplitz of Jack B. Teplitz and Associates for Jeff Cohen and Karen Schiesel
 
Summary:
The subject property contains .36 acres of land and is currently developed with a multi-tenant office building.  The property is zoned Class O-1 (Arterial Office) District and is surrounded by R-4 (Single-Family Residential) District to the west and south, C-N (Neighborhood Commercial) District to the east and C-1 (General Commercial) and C-2 (Large Scale Commercial) District to the north.  
 
The Comprehensive Plan Designation for the property is Office.  
 
The petitioner is requesting to rezone the subject property from O-1 (Arterial Office) District to C-1 (General Commercial) District.
 
While the proposed request does not align with the Comprehensive Plan Designation of the property, the request to rezone the property to C-1 (General Commercial) District is not out of character with the surrounding area or the existing development on the property.  Therefore Staff does not object to the request.
 
Please note that a Change of Use will be required for the convenience store and the barber shop uses, as no change of use was obtained at the time the spaces were occupied.
