Communication from the City Manager and Director of Community Development with a Request to Concur with the Recommendation from the Planning & Zoning Commission and Staff to ADOPT an ORDINANCE Approving a SPECIAL USE in a Class I-1 (Industrial/Business Park) District for a Carpet Cleaning Business, for the Property Located at 9601 N. ALLEN ROAD (Part of Parcel Identification No. 09-31-300-007, Designated as Lot 1), Peoria, IL. (Council District 5)

 

Body

BACKGROUND:  The petitioner is requesting to obtain a Special Use for a carpet cleaning business. The property is undeveloped. The intent is to construct a 10,800 sq ft single tenant commercial building for the cleaning business. The business operations includes both on site cleaning and off-site service call cleanings from the new facility.

 

The Planning & Zoning Commission found that the request met the Findings of Fact and voted 6 to 0 to APPROVE the request with the following conditions:

1)                     Mechanical & utility equipment, if visible from the public right-of-way, must be screened.

2)                     Garbage dumpsters, if visible from the public right-of-way, must be screened with a four-sided garbage enclosure.

3)                     Any outdoor storage will need to be screened in accordance with the unified development code.
