BACKGROUND: The petitioner is requesting to amend the existing Special Use to rezone parcel 14-16-452-009 to C-2 (Large Scale Commercial) District and add it to the Special Use boundary, and add a new 7,250 square foot commercial building on Parcel 14-16-452-043. The tenants and exact floor plan are not finalized. The renderings provided are conceptual. The petitioner would like to be able to adjust floor plans, doors, building outlines, etc. to meet the needs of tenants.

 

The Planning and Zoning Commission VOTED 6 - 0 TO APPROVE the request.

FINANCIAL IMPACT: N/A

 

NEIGHBORHOOD CONCERNS:   Roger Sparks, an interested citizen, expressed concern for the noncompliant dumpsters and mechanical units.  Mr. Sparks’s main concern was pedestrian and handicap accessibility within the Junction City shopping center.

 

                     

IMPACT IF APPROVED:  Parcel 14-16-452-009 will be rezoned to C-2 (Large Scale Commercial) District and added to the Special Use boundary, and a new 7,250 square foot commercial building will be built on Parcel 14-16-452-043.

 

IMPACT IF DENIED:   The special use will not be amended, and remain unchanged from the previous amendment.
