Communication from the City Manager and the Community Development Director with a Request to Concur with the Recommendation from the Planning and Zoning Commission to ADOPT an ORDINANCE Amending Appendix C of the Code of the City of Peoria Relating to AWNINGS in FORM DISTRICTS.

BACKGROUND: The proposed text amendment lowers the minimum height for awnings in form districts from ten to seven feet. This allows for greater ability to conform to existing elements, such as windows and doors on structures, particularly 19th century warehouse buildings in the warehouse district.
Note the following requirement will remain in place, as is shown on the attached proposed Ordinance: Awnings and overhangs shall complement the fenestration pattern of the building façade.

IMPACT IF APPROVED: The Code will allow for greater flexibility in the placement of Awnings in the City’s form districts.
IMPACT IF DENIED: The Code will continue to require awnings to be a minimum height of 10 feet above the sidewalk.
