Communication from the City Manager and Director of Public Works with a Request to ACCEPT a DEDICATION DEED from the THOUSAND OAKS EXTENDED HOMEOWNER’S ASSOCIATION for Portions of W THOUSAND OAKS DRIVE, N LAUREL WOOD COURT and N WOOD ACRE COURT.  (Council District 5)

BACKGROUND:  The Thousand Oaks Extended Homeowner’s Association seeks to dedicate W Thousand Oaks Drive, N Laurel Wood Court and N Wood Acre Court to the City as public right-of-way.  The attached dedication plat illustrates the proposed public right-of-way, including the roadway only from curb to curb.  
 
FINANCIAL IMPACT: The City will assume responsibility of maintenance and snow removal on these formerly private roads.
 
NEIGHBORHOOD CONCERNS:   The neighborhood, which includes twelve homes, has been in discussions with the City for a number of years seeking to dedicate the right of way. 
                     
IMPACT IF APPROVED:  The Dedication Deed will be recorded with the County and the City will assume responsibility for W Thousand Oaks Drive and the two associated cul-de-sacs.  The sidewalks will remain the responsibility of the homeowner’s association.
 
IMPACT IF DENIED:   The Thousand Oaks Extended Homeowner’s Association will continue to maintain the roadway and be responsible for all costs associated therein.
