ACTION REQUESTED: 

Title

Communication from the City Manager and Director of Community Development with a Request to Concur with the Recommendation from Staff for the Following:

 

A.                     ADOPT an ORDINANCE ANNEXING Property Located at 9601 N. ALLEN ROAD, Peoria, IL, Designated as LOT 1 (Requires 2/3 Vote of Corporate Authorities - 8 Votes); and,

 

B.                     ADOPT an ORDINANCE REZONING Property to Class I-1 (Industrial/Business Park) District, for the Property Located at 9601 N ALLEN ROAD, Peoria, IL, Designated as LOT 1.

 

Body

BACKGROUND:  On February 14, 2023, City Council approved an annexation agreement for a 17.05 acre parcel of land.  The terms of the annexation agreement allowed for the land to be subdivided into three lots with a phased annexation timeline for each lot.

 

This request is for the annexation and rezoning of Lot 1 only.  As specified in the annexation agreement, lots 2 and 3 will be annexed at a separate time and upon the occurrence of specific contingencies. 

 

Upon approval of these ordinances, a building permit will be issued to begin construction of the sanitary sewer infrastructure and a commercial building.

 

FINANCIAL IMPACT:  Increased annual tax revenue to the City of Peoria upon annexation.

 

NEIGHBORHOOD CONCERNS: N/A

                     

IMPACT IF APPROVED:  Lot 1 of the Hoerr Brothers Subdivision will be annexed and developed.

 

IMPACT IF DENIED:  The property will not be annexed.
