BACKGROUND: Ordinance 17,734 (attached) relating to the proposed cannabis dispensary located at 2301 W Glen Avenue included a condition that the applicant provide sidewalk on three frontages of the property and dedicate the corresponding right-of-way as needed. This action will satisfy the right-of-way dedication requirements of that condition in order to provide adequate frontage along the property such that the required sidewalks can be built entirely in the public way.
The attached plats of dedication show the property to be dedicated along West Glen Avenue, at the corner of West Glen Avenue and North Renwood Avenue, and at the corner of North Renwood Avenue and West Northland Avenue.
FINANCIAL IMPACT: None.
NEIGHBORHOOD CONCERNS: None specific to the right-of-way dedication.
IMPACT IF APPROVED: The Dedication Deed will be recorded with the County, and the sidewalks required to be constructed as part of the proposed development at 2301 West Glen Avenue can be constructed entirely on right-of-way and in accordance with Ordinance 17,734.
IMPACT IF DENIED: The sidewalks would be built partially on private property, which is inconsistent with the City's request of the developer.
