BACKGROUND: The request is to:
1. Amend the existing Special Use for an assisted living facility, Ordinance 13,392, as amended, to allow building additions and grounds improvements; and
2. Grant a waiver to allow an increase in maximum allowable building height from 45'to 52'6".

More information is provided in the attached memorandum to the Planning and Zoning Commission dated December 7, 2017.

On December 7, 2017, the Planning and Zoning Commission voted 7 - 0 to approved the request.

FINANCIAL IMPACT: Financials

NEIGHBORHOOD CONCERNS: Neighbors expressed concerns of construction traffic and related activity being disruptive to the neighborhood.

IMPACT IF APPROVED: The site will add 12, 2 bedroom units plus 16 one bedroom units, in addition to the existing 20 townhomes and 125 apartments. Overall, a net loss of 16 units will occur due to remodeling and conversion of units. Thus if approved, along with 67 rooms in the nursing center, the site will add two buildings, and contain a total of 224 units.

IMPACT IF DENIED: The site will remain unchanged, with the exception of a previously approved construction project already in progress.
