Communication from the City Manager and Director of Public Works with a Request to ADOPT an ORDINANCE VACATING 33.33 Feet (0.012 Acre) of an ALLEY Bounded by NEBRASKA AVENUE, SHERIDAN ROAD, ELEANOR PLACE and ELLIS STREET, Adjacent to Lots 4 and 15, in DISTLER’S SUBDIVISION, Peoria.  [District 2]

BACKGROUND: River Ranch Companies, LLC, has requested the vacation of 33.33 feet of the Alley adjacent to Lots 4 and 15 in Distler’s Subdivision.  In 1958, per Ordinance 7090, 135 feet of the alley from Nebraska Avenue to the south side of lots 4 and 15 was vacated.  River Ranch Companies LLC, requests the additional 33.33 feet of the alley north of that vacation to accommodate their expansion of the Grifol’s Plasma Center, as approved by City Council September 22, 2015 under Ordinance 17,262. The rights-of-way described are no longer of value to the public, and city staff has no objection to this vacation.

 

FINANCIAL IMPACT:  None.

 

NEIGHBORHOOD CONCERNS:  No known concerns. All adjacent parcels are owned by River Ranch Companies, LLC.

                     

IMPACT IF APPROVED:  River Ranch Companies, LLC will take ownership of the 33.33 feet of alley for its use and assume all future maintenance.

 

IMPACT IF DENIED:  City will continue to maintain the alley and River Ranch Companies, LLC, will not be able to utilize the land, as outlined, in part, under Ord. #17,262.
